There are four different formats of notices that you can receive from the MLS. A Correctable Violation, a Documentation Request, a Violation Notice, and a Violation Reversed. Each notice will let you know the notice type, what actions are required, and a deadline for correction or action. Notices include a section that provides specific details such as the MLS ID number and property address, the violation that has occurred, instructions and notes if action is required, and the fine amount of the violation.
See How to Read Your MLS Notice for an example.
Notices are sent to the email address you have on your Flexmls account.
A Correctable Violation notice usually means that there is incomplete or inaccurate data on your listing. Depending on the status of the listing, this is something that you would need to correct within the time frame given, or that you would need to provide information to MLS Admin for corrections to be made. The time frame to make these corrections is usually 48 hours.
A Documentation Request notice means that we need to verify something on the listing with documentation. This can be for a listing audit, to verify authorization to show listings, to confirm signatures were obtained to withhold a sold price, etc. Per the Rules and Regulations Section 1.19, "Upon written or verbal request, an MLS Participant/Subscriber must produce listing and/or transaction documentation to the MLS for the purpose of verifying dates and signatures. The Participant/Subscriber must also provide any documents requested to complete a listing audit. Listings may be audited by the MLS to verify accuracy of submitted data and compliance with MLS listing regulations."
A Violation Notice is to inform you that you have received a violation. Usually the violations that are issued immediately involve time sensitive rules. Once a time or date is missed, it can't be corrected. This notice may also be received if you failed to make a correction within the time frame given or were non-compliant with a request that was made. Something to note is if corrections are required, they still need to be made within 48 hours of receiving this notice. If you believe you received this notice in error, or you can provide documentation contrary to the violation issued, a response to the notice with relevant information can allow MLS Staff to reverse the violation. All violations and fines can be contested within 20 days by replying to the notice and requesting a form to contest a fine. Information on Fines.
A Violation Reversed notice means that a violation you had been previously issued was reversed.
