Status Change Active to Pending:
- Go to the Change Menu for the MLS# of the listing (either go to Change Listing and enter the MLS number or click on the MLS# under your Active & Future Listings.
- Click on Pend Listing (Under Contract).
- Enter the Contract Date on the final contract.
- Select the Expected Closing Date if you would like a reminder to close the listing before a possible fine. This date can be changed if needed.
- Enter the selling member's name - Please check if it is a team. If so, you will need to search for the team name.
- Click/Tap on Save. You will see a notification that all required information has been gathered or that there is required information missing - if so, go back and complete the information.
- Click/Tap on Save again. You should be back at the same Change Listing menu where you started. Verify the status is correct by looking at the status at the top of the page.
Status Change Active to Active w/Contingency: Only use if the sale is contingent on the sale of the buyers' present property. Please note - Make sure you extend the expiration date to prevent the listing from expiring if it runs past the listing period.
- Go to the Change Menu for the MLS# of the listing and click on the MLS number.
- Scroll down to the Status section and click/tap on Add/Remove Contingency.
- Click/tap on the drop-down arrow, then select Active w/Contingency and Save.
- Once you get to the screen that says all required information has been gathered, click/tap on Save again. You have completed the status change when you are back at the Change Menu where you started.
How to Remove a Contingency:
- Go to the Change Menu for the MLS#. You will need to change the drop-down from Active & Future Listings to Active w/Contingency.
- If the buyers' current property has been sold, change the status to Pending by following the instructions at the top of the page.
- If the contract has fallen through, click on Add/Remove Contingency. Click/tap on the drop-down and select 'No'. Save the changes.
- When you reach the screen that says all required information has been gathered, click on save again. You will have the status change completed when you are back at the Change Menu where you started.
How to Extend an Expired Listing: You can only extend an expired listing if the M125 Listing Change Addendum/Change of Status has been signed and dated on or before the expiration date. There is no contract to extend after it has expired.
- Go to the Change Menu for the MLS#. You will need to change the drop-down to Expired then click on the MLS# of the listing you need to extend.
- Scroll down to Status and click on Back on Market (Active).
- Enter the Expiration Date designated on the M125. Click on Save. When it says all required information has been gathered, click/tap on Save again. You will know the change has been completed when you are back on the original Change Menu.
Changing the Status to Temporarily Off Market: Use only when the listing agreement is still in effect and the listing is to be taken off the market for a short time.
- Go to the Change Menu and click/tap on the listing you want to change.
- Scroll down to Status and select Temporarily Off Market.
- Enter the date the listing is to go off the market. Click on Save.
- When the screen states all required information has been gathered, click on Save again. You will know the change has been completed when you are back at the original Change Menu.
- To change the status back to Active, follow the above instructions to get to the Change Menu for the listing. Click on Back on Market (Active). Enter a Fall Through Date and Save. Click on Save again until you are back at the original Change Listing screen.
How to Cancel a Listing: Use when the employment agreement is no longer in place. Both seller and broker signatures are required.
- Go to the Change Menu and find the listing.
- Select Cancel.
- Enter the Cancel Date and Save.
- When you reach the screen that states all required information has been gathered, click on Save again.
